Wellington street sports complex

Likely due to the success of the King George V Soccer Complex in St. John’s, Sheppard Case were engaged as the prime consultants and architects by the City of Corner Brook to complete a masterplan for a large multi-sport complex to be located in the heart of the city, accessible from Wellington Street and adjacent to three schools. Once the initial consultation process with the client was complete, three masterplan options were presented to the City and to the local sporting groups who would be using the facility. A large amount of verbal and written commentary was submitted by the various stakeholder groups both during and after a public presentation by Sheppard Case of the three schematic site concepts. Based on this feedback a preferred option was selected and further developed.

The revised site masterplan included an FIFA regulation-sized, artificial turf soccer pitch complete with state-of-the-art lighting capability; a baseball diamond; four tennis courts; permanent spectator seating; and three support buildings, a parking lot and formal site entrance. A global budget was created for the entire complex with detailed estimates for the three buildings and bleachers.

Based on the budget information submitted by Sheppard Case, the City of Corner Brook decided which components of the masterplan would proceed immediately. The maximum expenditure was set to $6.2 million and Sheppard Case along with our sub-consultants prepared detailed construction drawings for general site development; the soccer pitch and lighting; bleacher seating for 1200 people; the tennis courts; a canteen building with washrooms, first-aid, and storage facilities; an additional washroom building; the parking lot and formal site entrance; and substantial soft-landscaping elements.

Heavy civil work began in the fall of 2007 and the facility, while not 100 per cent complete, was made available for the 2008 Provincial Summer Games. The remainder of the construction was completed by late fall and the City plans to continue with the remaining masterplan components in the near future, when funding allows.
